Water Mitigation vs. Water Damage Restoration: What's the Difference?
If you've talked to an insurance adjuster after a leak, you've probably heard the words mitigation and restoration used as if they were two different jobs. They are related, but they're different phases, and understanding the difference helps you follow your claim.
Water mitigation is the emergency phase. Its purpose is to stop the damage from getting worse. Mitigation includes stopping the source, extracting water, removing materials that can't be saved, setting drying equipment, applying antimicrobials and monitoring moisture until the structure is dry. Homeowners insurance policies typically require you to take reasonable steps to prevent further damage, and mitigation is how that requirement is met.
Water damage restoration is the repair phase. Once the structure is dry, restoration puts it back together: new drywall and insulation, baseboards, flooring, cabinets, texture and paint. Restoration can't start properly until mitigation is complete; closing up a wall that's still wet traps moisture and invites mold.
Insurers often separate the two because they're priced differently. Mitigation is billed by equipment days, labor and materials removed, and it starts immediately. Restoration is a construction estimate that's usually approved after drying, when the full extent of the damage is known.
Some companies handle only mitigation, leaving you to find a contractor for repairs. Others handle both. Working with one team for both phases means the people who removed the materials are the ones replacing them, and the drying documentation flows straight into the rebuild scope.
In everyday language, many people use water damage restoration to describe the whole process — and that's fine. Just know that when an adjuster says mitigation, they mean the drying phase, and that it should start as soon as possible.
